We hope this message finds you well and sincerely hope you and your family are healthy during this times. With all that is going on in the world, there is a lot of uncertainty and speculation about the financial markets, small business, health, etc.

Things have been no different in Real Estate. Our team has been listening to clients and even other Agents stating that it isn’t a good time to sell, no one is going to look at homes and that if you’re thinking of selling, you should wait.

 To be frank nothing could be further from the truth.

Here’s what we have found out about the market in the past year (April 2019-April 2020): 

Supply: 

  • The number of active listings were down 33%. 
  • There are drastically less homes on the market for Buyer’s to choose from.

Demand: 

  • The month’s supply of homes were down 29%. 
  • Although the number of buyer’s has fallen, it hasn’t dropped enough to keep the current Buyer pool satisfied.

Results: 

  • The average list price to sold price ration is up 1.6%
  • Days on market is down 26.7%
  • A higher price in a shorter period of time as compared to April of 2019.

But what does this all mean? 

Although showing your home will require a little more planning and supplies on our part (ie masks, shoe coverings, virtual tours, gloves, sanitizer and disinfectant), what we have found is that this extra effort has created one of the most effective and efficient times to sell. 

The limited inventory, paired with incredibly low interest rates, have kept Buyer’s aggressively looking and we are seeing strong prices and very happy Sellers.
